Phase I Environmental site assessments


Bluemoose conducts extensive Phase I Environmental Site Assessments (ESAs) in accordance with the American Society Society for Testing and Materials (ASTM 1527-21), Standard Practice for Environmental Site Assessments, for ESAs to comply with the All Appropriate Inquiries Rule (AAI) in 40 CFR Part 312. Services consist of a thorough walkthrough and detailed photographs of the property in question, an in-depth search of property history and public data bases, and interviews with previous owners and other individuals with knowledge of the property. If Recognized Environmental Conditions (RECs) are identified, further investigation is recommended.

A Phase I ESA is a report conducted to identify potential or existing liabilities caused by contaminated soil or groundwater and to determine the presence or absence of RECs.

Phase I ESA’s are important when buying or selling property to insure the health and safety of the individuals associated.

Our team conducts thorough walk-throughs and in-depth investigations of the property and surrounding properties. This typically consists of photographs and research of past owners and tenants.
